If you're looking for a bargain and don't mind getting involved in a makeover project, the second limit might be a good option for you. The limit of 350,000€ allows you to invest in real estate for rehabilitation /renovation.

 

Rehabilitation properties can fall into one of two categories:

 

  1. More than 30 years and/or
  2. Located within one of the official rehabilitation zones as defined by the local council of each area. For example, in Funchal, the rehabilitation area incorporates a large part of the central area of the city – making it a promising investment option for holiday rentals.

It is important to note that the investment of 350,000€ includes the purchase price of the property and the value of any necessary rehabilitation work.

 

RESIDENCE PERMIT FOR INVESTMENT ACTIVITY


New legal provisions open the possibility for foreign investors to apply for a residence permit for investment activity, to those who have regular entry into national territory (holders of valid Schengen visas or visa-free beneficiaries), by making transfers of capital, job creation or purchase of real estate.


Holders of residence permits for investment activity are entitled to family reunification, access to permanent residence permit, as well as Portuguese nationality, in accordance with the provisions of the legislation in force.

 

WHO CAN APPLY FOR THE RESIDENCE PERMIT FOR INVESTMENT ACTIVITY?


Third-country nationals who take on an investment activity, either in person or through a company, which will, as a rule, lead to the implementation of at least one of the following situations on national territory for a minimum period of five years:


-Acquisition of real estate with a value equal to or greater than 500,000€

 

REAL ESTATE CAN:


- Be acquired under a comproperty, provided that each owner invests a value equal to or greater than 500,000€, or through a promise contract of purchase and sale, with a sign equal to or greater than 500,000€, and must present before the application for renewal of ARI (Residence Permit for Investment activity) the respective title of acquisition;

- Be charged from a value greater than 500,000€;

- Be given for rental and exploitation for commercial, agricultural or tourist purposes.

 

FAMILY REUNIFICATION


Holders of residence permits for investment activity are entitled to family reunification, access to permanent residence permit, as well as Portuguese nationality, in accordance with the provisions of the legislation in force.

 

MINIMUM PERIODS OF RESIDENCE


For the purpose of renewing a residence permit, you may have to demonstrate that you have completed a minimum period of stay in national territory of 7 days, followed or interpolated, in the 1st year and 14 days in subsequent two-year periods.
